  In Illinois, a quit claim deed is a document used to transfer the grantor’s ownership interest, if any, in a parcel of real property. Even though a quit claim deed does not extend warranties of title to the grantee, there is an implied good-faith expectation on the grantor’s part that he/she is free to convey the land.

In the state of Illinois, quit claim deeds are governed by 765 ILCS 5/10. The statute states that a correctly executed quit claim deed "shall be deemed and held a good and sufficient conveyance, release and quit claim to the grantee, his heirs and assigns, in fee of all the then existing legal or equitable rights of the grantor, in the premises therein described." The same statute includes a basic form, which provides the specific language and minimum requirements recommended for this purpose.
