Quit claim deeds are documents that convey the grantor’s interest, if any, in a specific parcel of real property. While there is an implied expectance of good faith from the grantor, this type of conveyance contains no warranties of title. The state of Kentucky does not provide a statutory form for quit claim deeds. Instead, KRS § 381.060 explains that deeds without words of inheritance transfer an estate in fee simple, or with all rights. If the grantor does not have full property rights, the deed gives the grantee those rights the grantor does have. In general, a lawfully executed quit claim deed offers no protection for the grantee.
