A quit claim deed in New Hampshire, after it is duly executed and delivered, will have the force and effect of a deed in fee simple to the grantee, heirs, successors, and assigns, to their own use. In New Hampshire, a quit claim deed includes covenants on the part of the grantor that at the time the deed was delivered, the premises were free from all encumbrances made by the grantor, except as stated. Further, the grantor will warrant and defend the same to the grantee forever against the lawful claims and demands of all persons claiming by, through, or under the grantor, but not against any other (477:28). |
