The statutory form of a quit claim deed, as set forth in the Ohio Revised Code 5302.11, can be altered to meet the specifics of real estate transactions. (5302.01). A duly executed quit claim deed in Ohio has the force and effect of a deed in fee simple to the grantee, the grantee’s heirs, assigns, and successors. However, unlike a warranty deed, a grantor to a quit claim deed does not offer any covenants. (5302.11). All of the grantor’s interest, rights, easements, privileges, and appurtenances in the estate will be conveyed by the quit claim deed, unless terms expressing otherwise are provided. |
