MAILING YOUR QUITCLAIM DEED TO THE RECORDER IN GEAUGA COUNTY, OHIO
For quitclaim deeds sent through the mail, include a cover letter that briefly explains what you want done with the document. If sending in more than one quitclaim deed, please indicate the order in which they should be recorded.
Include separate checks for the County Recorder and County Auditor. A self-addressed stamp envelope should also be sent with your documents.
Include a copy of the prior deed. The prior deed is sent to the Tax Map office where the property description is reviewed for requirements. The new deed should have a conveyance form (or exempt form) and a permanent parcel ID number. This is reviewed by the Auditor’s office, and fees are collected. There is a $ .50 per parcel transfer fee and $4 per $1,000 of conveyance. Include a check made payable to the Geauga County Auditor.
RECORDING YOUR QUITCLAIM DEED IN PERSON
Take your quitclaim deed to the County Auditor’s office at 231 Main St. Suite 1A before going to the County Recorder’s. This is located down the hall from the Recorder’s. Here you will complete either a Conveyance Fee form or an Exempt form. Upon completion of the form, the Auditor will stamp the deed. It is now ready to take to the Recorder’s office.
1. Printing or typing should be blue or black ink, with no highlighting in the document.
2. Quitclaim deeds should be on paper sized 8.5x11 inches or 8.5x14 inches, with a minimum font of 10 point.
3. At the top of the quitclaim deed, include a margin of 3 inches. Subsequent pages should have a top margin of at least 1.5 inches. Bottom and side margins throughout the document should be at least 1 inch.
4. A notary acknowledgment is needed for grantor(s).
5. Include a preparer’s statement in your quit claim deed, which can be given in the following format: “This document prepared by NAME.”
6. For any illegible signatures, the names should be printed or typed underneath.
7. Include the mailing address of the grantee.

Recording a quitclaim deed in Geauga County will cost $28 for the first two pages and $8 for each additional page.
For documents not meeting requirements, there will be an additional $20 fee.
