Quitclaim Deed in Washington County, Rhode Island

Rhode Island does not have county government, instead, the state is divided into municipalities and those entities handle all local government. Quitclaim deeds to be recorded should be sent to the appropriate town or city clerk relative to the property address.


The following statutory form can be used for a quitclaim deed:

In addition to the statutory form, the following rules also apply to a quitclaim deed in Washington County, Rhode Island:

• Every quitclaim deed must be in writing, duly signed, and acknowledged.

• The document should be on white paper, sized 8.5x11 inches. To ensure legibility and reproducibility, the printing or typing should be black and in 12 point Time New Roman.

• A 2x2 inch space on the last page of the document and a 1x1 space at the top of each document must be provided for recording purposes.

• Names must be printed beneath all signatures in the quitclaim deed.

• The name and address of the grantee is to be included; this will be recorded as part of the quitclaim deed. (Failure to comply is $2)

• The total dollar amount of the actual sale should be listed on the quitclaim deed.


A deed substantially following the form entitled "Quitclaim Deed" shall, when duly executed, have the force and effect of a deed in fee simple to the grantee and his or her heirs and assigns, to his, her, and their own use, with covenants on the part of the grantor, for himself or herself and for his or her heirs, executors, and administrators, with the grantee and his or her heirs and assigns, that he or she will, and his or her heirs, executors, and administrators shall, warrant and defend the granted premises to the grantee and his or her heirs and assigns forever against the lawful claims and demands of all persons claiming by, through, or under the grantor.
