Quitclaim Deed Recording information for Clear Creek County, Colorado
Quitclaim deeds are treated as a conveyance of title. A quitclaim deed will prevail over prior unrecorded warranty deeds in Clear Creek County, Colorado. To record a quitclaim deed, the following rules apply:
1. Quitclaim deeds should be submitted on 8.5x11 inch white paper or 8.5x14 inch white paper. This will help to avoid unnecessary fees upon recording.
2. In order to be recorded, documents must be legible. To ensure legibility, use black ink in a font size of at least 12 point.
3. On the first page, there should be a top margin of at least 1 inch. All other margins should be at least ½ an inch.
4. On the front or back page of a quitclaim deed submitted for recording, a complete and accurate return address should be provided.
5. When mailing documents to the Clear Creek County Recorder, they should be in the order in which they should be recorded. Include specific instructions that explain what documents you are recording and the number of pages in each document.
6. Both the grantor and the grantee must be named in the quitclaim deed.
7. For a quitclaim deed that transfers ownership of real property, the grantee’s address is required.
8. Any quitclaim deed created on or after July 1, 1992 which contains a newly created legal description shall include the name and address of the person who created such legal description.
9. The total consideration paid must be listed on the quitclaim deed.
10. A legal description of the property should be included for all documents of conveyance.

DOCUMENTARY FEES
Documentary fees must be added to the general recording fees if more than $500 is exchanging hands in transfer of ownership. The documentary fees are $ .01 per $100 over $500.
A quitclaim deed is generally subject to documentary fees.
Cost of Recording a Quitclaim Deed
To record the first page of an 8.5x11 or 8.5x14 inch document, the fee is $11. Each additional page is $5. If mining claims are listed in the document, there is an additional $ .25 fee per mining claim.
For documents larger than 8.5x14 inches, the fee is $11 to record the first page and $10 for each additional page.
