Recording a quitclaim deed in Catawba County, North Carolina

Quitclaim deeds must be executed and acknowledged in strict compliance with North Carolina’s statutory requirements for acknowledgments. In addition to those requirements, a quitclaim deed should also adhere to the following guidelines:

1. The quitclaim deed should be submitted on 8.5xx11 inch or 8.5x14 inch white paper.

2. The top of the first page should have a blank margin of 3 inches. On the remaining sides of the first page and on the margins of all subsequent pages, the margins should be at least ½ an inch.

3. Typing or printing should be in black ink on white paper, with a font size of at least 10 point in Times New Roman. Blanks in an instrument can be completed in pen, and any corrections may be made in pen.

4. Printing should be single-sided only.

5. On the top of the first page, below the 3 inch margin, a title of the document (Quitclaim Deed) should be given.

6. An excise tax of $1 per $500 of the purchase price is mandated by North Carolina state law to be paid by the grantor. If no money exchanges hands, then an excise stamp will not apply.

7. A legal description of the property must be in the quitclaim deed and should include boundaries, lot, block, and acreage information.

8. The address of the grantee must be given on the face of the deed for tax purposes.

9. A residential property disclosure statement should be submitted with quitclaim deeds.

10. A return address must be listed on the first page. In addition, the preparer of the document should be named on the first page.

11. The original signature of each grantor named in the quitclaim deed is required.

12. A quitclaim deed needs to include a granting or conveyance clause.

13. A satisfactory acknowledgment by a notary or authorized officer is required.


Cost of a Quitclaim Deed:

To record a quitclaim deed, the fee is $26 for the first 15 pages. Each additional page is $4.

Documents that do not meet the requirements will face a $25 non-standard document fee, in addition to regular recording costs.

The notary fee is $5; oath is $10; and verification of commission is $5.
