Quitclaim Deed for Ashtabula County, Ohio
The Ashtabula County Recorder has the following requirements for a quitclaim deed:
1. Quitclaim deeds should be on paper sized 8.5x11 inches or 8.5x14 inches, with a minimum font of 10 point.
2. Printing or typing should be blue or black ink, with no highlighting in the document.
3. At the top of the quitclaim deed, include a margin of 3 inches. Top margins on subsequent pages should be 1.5 inches. Bottom and side margins throughout the document should be at least 1 inch.
4. Notary acknowledgment for grantor(s).
5. Include a preparer’s statement.
6. For any illegible signatures, the names should be printed or typed underneath.
The following is the statutory form a quitclaim deed in Ohio:
QUIT-CLAIM DEED
. . . . . . . (marital status), of . . . . . . County, . . . . . . for valuable consideration paid, grant(s) to . . . . ., whose tax-mailing address is . . . . ., the following real property: (description of land or interest therein and encumbrances, reservations, and exceptions, if any)

Once your quitclaim deed has been prepared, signed, and notarized, it can be sent to the Ashtabula County Tax Map Department at 25 West Jefferson Street in Jefferson, OH 44047. Included with your quitclaim deed should be a copy of the prior recorded deed. The property description is reviewed for requirements at the Tax Map Office.
After the Tax Map Office reviews the document, it is sent to the Auditor’s Office. Included with the quitclaim deed should be a conveyance form and the permanent parcel number on the new quitclaim deed. There is a $ .50 per parcel transfer fee and $4 per $1,000 conveyance fee.

The fee to record a quitclaim deed is $28 for the first two pages and $8 for each additional page. Each printed side is considered one page.
