A quit claim deed in Tennessee is a legal document used convey title to real property from a grantor to a grantee. This type of real estate deed does not offer the grantee any warranty of title. As provided in the Tennessee Annotated Code, a grant or devise of real estate or any interest therein will pass all the grantor’s estate or interest, unless the intent to pass a lesser estate or interest appears in specific terms or is implied in terms listed in the quit claim deed (66-5-01). If a person uses a quit claim deed to transfer real property or applies for the recordation of a transfer of real property with knowledge that the grantor has no legal or equitable interest to convey, they have committed a Class A misdemeanor, per Tennessee Annotated Statutes, 66-3-104. |
