A Vermont quit claim deed transfers interest in property in which the grantor has title. It is a legal document involving at least two parties (a grantor and grantee). The Vermont Statutes (27 V.S.A. 301) allow for the existence of a quit claim deed in the following manner: "Conveyance of land or of an estate or interest therein may be made by deed executed by a person having authority to convey the same, or by his attorney, and acknowledged and recorded as provided in this chapter." A quit claim deed in Vermont does not guarantee good title to property, as it offers no covenant of warranty.
If a quit claim deed is to be recorded in Vermont the deed is required to be recorded in the county where the property is located. |
