A quit claim deed is a conveyance of real estate or of interest in real estate, and as permitted by the Revised Code of Washington, a transaction of this type is required to be in the form of a deed (64.04.010). A duly executed quit claim deed in Washington will convey any legal and equitable rights that the grantor has to the real property named in the instrument. The grantee is not entitled to after acquired title, which is title acquired by the grantor after the quit claim deed takes effect, unless this intent is added to the terms of conveyance expressed in the quit claim deed. A quit claim deed in the state of Washington does not offer a covenant of warranty. |
